Riggs Abney renovated their historic midtown property in 2017. The main project goal was to refresh and improve the 13,000 sf building. The existing space felt like a 1970’s time-capsule with less than optimal flow for a modern law firm. After the renovation, the space flow and aesthetics were improved and updated.
The project involved a new entry and updated finishes throughout. The main challenge was bringing the building up to current ADA and life safety codes. To achieve this new egress doors were added, a new interior LULA lift was designed to integrate with the existing stairs, and multiple split level spaces were evened out. All of this was completed while maintaining client use of the building during construction through the use of creative phasing plans.
Several creative design touches were implemented to ensure best use of the clients budget such as exposing the existing waffle slab construction where appropriate, creatively refinishing of existing millwork, and reworking the grading around the building to prevent future water infiltration.
